Roof System
One of the most important components to the exterior of a home is the roof. There are many factors which determine the effectiveness and life expectancy of the roof. Roof repairs are rarely effective and roof replacement is a major expense. I carefully inspect each roof from outside as well as from the attic. Additionally, I inspect the roof utilizing a drone which allows me to completely inspect the roof surface at no additional cost to you. As a FAA Licensed Drone Pilot, I am able to exceed the NJ State requirement (inspecting a roof from the ground utilizing binoculars). Some inspectors will inspect the roof from a ladder at one or two positions around the home or they may walk on the roof which can cause damage to the existing roofing material. Window and Door Inspection
I inspect every window and door to ensure each functions properly. Additionally, I carefully inspect for evidence of broken seals as shown above.
HVAC System
I inspect the entire HVAC System which includes the furnace or boiler, permanent air conditioning units, exposed duct work and filters to determine the age, condition, and effectiveness of the equipment.
Electrical System
I inspect the entire electrical system from where the service attaches or enters the home to where it reaches each outlet. This includes accessing the electrical panel to examine the condition of the panel and fuses. During this inspection I determine the service size and examine for proper wiring and connections.
Exterior
I inspect the exterior to determine the condition and effectiveness of the foundation, siding, soffits, stairs, drainage systems, retaining walls, property grading, and garage doors.
Plumbing System
I inspect the entire plumbing system from the service entrance to all of the sinks, showers/tubs, and toilets. This includes the water heater and any exposed supply/waste water lines. Unfortunately, many "do it yourselfers" often make improper connections using improper materials as shown above.
RADON Testing
We offer RADON Testing with or without a home inspection. Our NJ Licensed RADON Measurement Technician will set up the device(s), instruct the occupants as to the necessary procedures and then retrieve the testing device in 4-6 days. The device is then hand delivered to our lab to avoid unnecessary shipping delays. This procedure ensures you will have your test results emailed to you in the shortest time possible. Driveway and Walkways
Driveways and Walkways are inspected to evaluate their condition, effectiveness and life expectancy.
Gutters and Downspouts
Inoperative or improper gutter systems can cause severe structural issues and interior moisture/mold issues requiring expensive repairs. I inspect the visible components and surrounding area for evidence of drainage issues.
Deck Inspections
Each deck is inspected to ensure approved building techniques were utilized during construction.
Appliances
I inspect the refrigerator, stove, oven, range hood, microwave, dishwasher, and garage disposal (if installed) to ensure all are functioning properly.
Fuel Source
I inspect the fuel source and exposed supply pipes to evaluate their condition and effectiveness.
